Welcome to our charming upstairs unit, featuring two bedrooms and one bathroom. Access to our home is via a flight of 17 stairs. Rest assured, all beds are fitted with new foam mattresses, beddings, and pillows, ensuring a comfortable night's sleep. Each bedroom is equipped with a smart home display, allowing you to effortlessly control appliances and lights using voice commands. The open-style living room, kitchen, and dining area provide a spacious and inviting atmosphere. In the living area, you'll find games for entertainment, as well as a large 75-inch TV with Netflix for your viewing pleasure. Like many homes in the neighborhood, our residence does not have air conditioning. Opening the windows provides comfortable airflow, and most guests find the mild local climate very pleasant. Please be mindful that we share a wall with our neighbor in the duplex. To ensure a peaceful environment, we kindly request that you keep noise levels low after 9 pm. For everyone's safety, outdoor security cameras have been installed and a video and audio recording will be triggered by any motion in the front of the cameras. If you are expecting visitors during your stay, please inform us in advance. Please note that any additional guests or pets, even if they do not spend the night, are subject to a fine of $200 per day per guest unless approved. We are thrilled to have you as our guest, but we kindly ask that you carefully review and adhere to all house rules before making your reservation. Please be aware that breaking the house rules may result in a $500 fine. Thank you for your understanding and cooperation.

House Rules

USE/OCCUPANCY POLICY: An extra guest fee will be applied automatically if the number of guests exceeds 4 during the reservation. Only guests who have been officially registered and approved at the time of reservation are permitted on the premises. Any unregistered guests or pets, regardless of overnight stay, will incur a fee of $200 per day per guest/pet, unless prior approval has been granted. CITY REGULATIONS: The premises are designated for use as a private residence for guests only, and no other purposes are permitted without the owners' prior written consent. Guests are required to comply with the City of Pacifica's Noise Regulations (PMC Chapter 10 of Title 5) and the Social Host Liability Ordinance (PMC Chapter 28 of Title 5). Quiet Hours: Please observe quiet hours from 9 pm to 8 am. We kindly request that all guests minimize noise during this period, as it may disturb our neighbors. Thank you in advance for your cooperation. Should any disturbances arise, please notify me promptly. CHECK-IN/CHECK-OUT: Check-in time is on or after 4:00 p.m. (PST), and check-out time is 11:00 a.m. (PST), unless otherwise specified. Guests will be provided with door access codes before check-in. Please ensure that all doors and windows are securely locked. The hosts are not responsible for any loss of personal belongings or valuables during the guests' stay. NO SMOKING: Smoking, including but not limited to cigars, cigarettes, marijuana, and other drugs, is strictly prohibited. Guests also agree that any tenant found using drugs or allowing others to use drugs on the premises will be immediately denied continued occupancy. SHOE POLICY: Kindly refrain from wearing outdoor shoes inside the house. Please use the provided shoe rack. UTILITIES: The host will provide high-speed WiFi, TV, water, heat, electricity, and trash removal services. LINENS/TOWELS: Linens and towels will be provided for guests during their stay. Any removal of towels or linens from the property will result in a replacement fee deducted from the security deposit. KITCHEN USE: Dishware, utensils, cutlery, pots/pans, and appliances are provided for guests during their stay. Any broken, damaged, or removed items will incur a replacement fee deducted from the security deposit. Guests are expected to clean all kitchenware and appliances used during their stay. Failure to comply may result in additional cleaning fees. WASTE: Please place all waste in trash bags and dispose of them in the blue and gray garbage bins located at the back of the building before check-out. FIRE TABLE: Guests are welcome to use the fire table, and a propane tank is provided for your convenience. However, please note that the host will not be responsible for replacing or refilling the tank. The fire table instructions are available upon request. CHECK-OUT: The check-out time is promptly at 11:00 a.m. to facilitate the cleaning team in commencing their tasks. Prior to your departure, kindly ensure all used dishes, utensils, and pots are placed in the dishwasher and set to run. We appreciate your cooperation in advance. Property Layout: A diagram indicating exits, fire extinguisher locations, and fire and police contact numbers can be found in the house. Parking: Guests may park their vehicles either in the designated carports under the apartment with 2 available spaces or on the street free of charge. The owners/hosts assume NO responsibility for any loss or damage to vehicles or their contents while parked on the premises. TERMS OF OCCUPANCY: Guests expressly agree, as an absolute condition to leasing the premises, to jointly and severally indemnify, defend, and hold harmless the owners, their agents, and representatives against any claims, demands, liabilities, damages, losses, or costs arising from guests' use of the premises and any property on the premises. This includes any nuisance, waste, or harm caused directly or indirectly by guests or their guests. Guests are solely responsible for any liability that may arise on or off the premises due to the use of alcohol or any other drug. Violation of occupancy limits will result in the forfeiture of all payments and termination of occupancy. The owners reserve the right to inspect the property at any time during the guests' stay. Furthermore, guests agree to abide by the rules and regulations of the community and refrain from any activities that interfere with the quiet enjoyment of residents. In the event of a home emergency, the owners reserve the right to provide comparable accommodations. The owners cannot be held liable for inoperable hot tubs or failures of any equipment, systems, or appliances, as major repair problems cannot always be foreseen. SECURITY DEPOSIT: Guests must also acknowledge that if any damage occurs to the home, they may be charged up to $500 as a security deposit.
